Let Only Service
Chris McAvoy Town & Country Lettings provides a let only service to owners wishing to let out their property.
The Let Only Service includes:
– Rental appraisal of the Property
– Advise on legal requirements for rental properties
– Organise Energy Performance Certificate (EPC) if required
– Marketing of the Property at the agreed rental value
– Arranging and accompanying viewings
– Obtaining appropriate references, credit checks & financial suitability
– Preparation & execution of tenancy agreement
– Arrange standing order for collection of rent
– Prepare inventory/schedule of condition
– Collect deposit & arrange deposit protection
– Take meter readings and inform utility suppliers
– Forward occupancy details to the local authority for council tax purposes
SCALE OF FEES
Letting Fee £540.00 (Incl. VAT)
Tenancy Renewal Fee (6 or 12 Months) £60.00 (incl. VAT)
Full Management Service
Chris McAvoy Town & Country Lettings provides a property management service to owners wishing to let out their property. The standard fee for the management is taken as a percentage of the gross rents due for the period of the tenancy and a set-up fee will normally be levied at the outset for taking references and arranging the tenancy.
The Full Management Service includes:
– Rental appraisal of the Property
– Advise on legal requirements for rental properties
– Organise Energy Performance Certificate (EPC) if required
– Marketing of the Property at the agreed rental value
– Arranging and accompanying viewings
– Obtaining appropriate references, credit checks & financial suitability
– Preparation & execution of legal documentation including tenancy agreement
– Arrange standing order for collection of rent
– Prepare inventory/schedule of condition
– Collect deposit & arrange deposit protection
– Take meter readings and inform utility suppliers
– Forward occupancy details to the local authority for council tax purposes
ONCE THE PROPERTY IS OCCUPIED, CHRIS MCAVOY TOWN & COUNTRY LETTINGS IS THE FIRST POINT OF CONTACT FOR ALL MATTERS CONCERNING THE TENANCY
– Collection of rent
– Make necessary deductions from rent including our fees, maintenance costs, etc
– Forward payment within five banking days of receipt to the Landlord’s bank account
– Forward statements of account
– Undertake periodic inspections of the Property
– Deal with any tenancy matters
– Co-ordination of repair and maintenance
– Access to repair and maintenance service
At the end of the tenancy, the keys are collected from the outgoing tenants and a final inspection of the property undertaken.
SCALE OF FEES
Letting Fee £480.00 (Incl. VAT)
Full Management Service 10% (+ VAT) of the rental income
Minimum Total Management Fee £440 (incl. VAT)
Tenancy Renewal Fee (6 or 12 Months) £60.00 (incl. VAT)
Obtain Estimates & Supervise Major Works 10% (+ VAT) of total cost of works over £1,000
As a member of the UK Association of Letting Agents (UKALA) we hold Client Money Protection Insurance.
We are also a member of the Property Redress Scheme (PRS)
